Best ROI Home Improvements for Your Home

In today's real estate market, homeowners are often looking for ways to not only improve their living spaces but also enhance the resale value of their properties. Strategic home improvements can achieve both goals effectively, offering a significant return on investment (ROI) when it comes time to sell. Whether you're preparing your home for sale or simply investing in its long-term value, Colin Bayley presents some of the best return on investment home improvements you should consider.

1. Kitchen Remodels: Elevating Your Culinary Space

A well-executed kitchen remodel consistently ranks high in ROI. Upgrading countertops, cabinets, and appliances can modernize the heart of your home, appealing to potential buyers and improving functionality for current residents. According to recent studies, homeowners can recoup up to 80% of their investment in a minor kitchen remodel, making it a lucrative choice for boosting property value.

2. Bathroom Renovations: Luxury and Comfort

Upgrading bathrooms not only enhances daily living but also offers substantial ROI. Updating fixtures, adding energy-efficient features, and improving aesthetics can increase home value significantly. Statistics indicate that a bathroom remodel can yield a return of over 70%, making it a wise investment for homeowners looking to maximize their property's appeal and functionality.

3. Energy-Efficient Windows: Savings and Sustainability

Investing in energy-efficient windows not only enhances curb appeal but also reduces utility costs and improves indoor comfort. Modern, insulated windows can appeal to eco-conscious buyers and provide immediate savings on heating and cooling expenses. Homeowners typically recoup around 70-80% of their investment in energy-efficient window upgrades, making them a smart choice for long-term ROI.

4. Curb Appeal Enhancements: First Impressions Matter

Enhancing curb appeal with landscaping, fresh paint, and improved exterior features can significantly impact a home's marketability and value. Studies show that well-maintained landscaping and a visually appealing exterior can increase property value by as much as 10%. Simple upgrades like replacing the front door or adding outdoor lighting can also yield high returns, making your home more inviting and attractive to potential buyers.

5. Basement Finishing or Attic Conversion: Utilizing Untapped Space

Transforming unused basement areas or converting attics into functional living spaces can add valuable square footage to your home. Whether creating an extra bedroom, home office, or entertainment area, these renovations can increase property value and appeal to buyers seeking versatile living spaces. Homeowners often recoup a significant portion of their investment in basement or attic renovations, making them worthwhile projects for increasing both livable space and home value.

6. Deck Addition: Expanding Outdoor Living

Adding a deck or improving an existing one can expand usable living space and enhance outdoor enjoyment. Decks are popular features that appeal to buyers looking for additional entertaining or relaxation areas. Depending on the materials used and the deck's size, homeowners can expect to recoup approximately 70-80% of their investment in a well-designed deck, making it a valuable addition for enhancing both lifestyle and property value.

About The Author

You might say that Colin was destined for a career in real estate. His mother works in the field, and his father owned a construction company that built custom homes. Visiting job sites and learning about all the building phases from start to finish fascinated Colin, setting him on a path that eventually led to Compass.

After graduating from Suffolk University with a bachelor's degree in finance (minor in real estate), Colin started his professional career at BNY Mellon. He then moved on to Berkeley Point Capital, which specializes in multifamily capital solutions. After a few years, though, he was eager to transition to real estate. After becoming a real estate agent, he gradually began building a network of investors, landlords, and tenants through personal and professional relationships he had forged over the years.

In 2020 Colin teamed with William Natoli, a friend since their first year of college and a colleague at their previous agency, to found Bayley & Natoli and join the Compass family. The pair welcomed the chance to be part of a firm that is known for strongly supporting its agents' growth and maintaining an upbeat, collegial atmosphere.

Colin serves developers, investors, landlords and everyone from first-time home buyers to high-net-worth owners of multiple homes throughout Greater Boston. Honesty, reliability and integrity are among his guiding principles, as is letting clients know they are his top priority from Day One. He always puts in the time to understand clients' desires and form enduring relationships, a commitment that has earned him a loyal, enthusiastic clientele.

Colin has lived in Boston since 2006 and still has family where he grew up on the North Shore. He is an avid runner and cyclist and also enjoys traveling and snowboarding.
